Every estate is different, so we do not force every property into one flat price. We evaluate the expected sale, labor, setup, advertising, access and timeline first.

Commission-Based Estate SalesThe estate-sale fee is agreed before work begins and is generally based on the sale proceeds and scope of work.
Cleanout Quoted SeparatelyDisposal, donation hauling, heavy-item removal and post-sale cleanout are quoted based on the actual remaining work.

No surprise promise: We will not advertise “free cleanout” and bury disposal costs elsewhere. Sale services and remaining cleanout work are explained before you approve them.

Do we need to sort the entire house before contacting you?

No. Secure important personal items, documents, medications, firearms and anything that absolutely must stay, then contact us before spending weeks sorting everything else.

Does every property qualify for a full estate sale?

No. Some properties make more sense as a partial sale, direct cleanout or another liquidation approach. The free evaluation is designed to help determine the best fit.

Do you charge a commission?

Estate sales are typically priced on a commission basis with the exact rate agreed in writing before work begins. The rate can vary with the size, labor, setup and expected sale.

Is the final cleanout included in the commission?

Not automatically. Disposal, donation hauling and post-sale cleanout are quoted separately so the family can see what the remaining work actually costs.

Can you help after another estate sale company finishes?

Yes. Final haul-off and cleanout work can be quoted separately after another company or family-run sale.
